Flashing is the lead that seals the joint between the chimney and the roof tiles. It is tucked into the mortar joints of the chimney and dressed over the tiles, so rain runs off rather than into the gap. There are usually separate pieces at the front, sides and back of the stack.

Over time, lead can crack, split or lift away from the brickwork. The mortar holding it into the chimney can also crumble, letting the flashing come loose. Some older roofs have cement fillets instead of lead, which crack as the roof moves. Any of these lets water in.

Fixing Chimney Leaks Properly

Sealant or mastic over a leak is a short term fix that soon fails. A proper repair means removing the old flashing and fitting new lead, cut and dressed to the shape of the roof, then pointing it into the chimney. This gives a lasting seal.
